Executive Team/Partners

Our executive team consists of six key players who work cooperatively to ensure that the rapidly growing company implements its strategy effectively and efficiently to create a quality product and maximize value.

Gerald D. Cohen, Partner

Gerald D. Cohen (“Jerry”) is a founding partner of SSG Development, LLC, and founder and manager of
SF Properties, LLC, SF Properties, Inc., (“SF Properties”) and CGI Companies with expertise in financing, leasing, developing and managing real estate.

Mr. Cohen is in charge of financing and strategic planning for SSG Development. In addition, he operates over 34 properties consisting of shopping centers, downtown store blocks and office buildings. SF Properties, Inc. has extensive experience in the renovation and restoration of properties throughout Massachusetts, New Jersey, New York, North Carolina and Pennsylvania. Currently, SF Properties has several development projects in development/renovation totaling over 250,000 sq. ft.

Mr. Cohen was an organizer of Commonwealth National Bank (2001), a nationally chartered bank in Worcester, Massachusetts. He currently serves as a member of the Executive Committee, chairman of Nominating and Governance Committee, and the Board of Directors.

Mr. Cohen currently serves as a member of the Board of Overseers at The Children’s Hospital in Boston; a member of Kellogg’s Graduate School of Management’s Real Estate Research Center Advisory Board and Kellogg Alumni Council; a member of Brown University’s Corporation Committee on Facilities and Design and its Strategic Long Range Committee and Chairman of the Real Estate Sub-Committee; an overseer of the Museum of Science; and member of the Executive Board of the New England Anti-Defamation League. Mr. Cohen is a member of the International Council of Shopping Centers (“ICSC”) and a licensed Massachusetts and New York real estate broker. Additionally, Mr. Cohen was appointed Director of the MassDevelopment Board in November 2007.

Mr. Cohen was a Member of HEFA (1989 – 1991). A graduate of Brown University (1975), Mr. Cohen also received his MBA from Northwestern University’s Kellogg Graduate School of Management (1979).

Robert Granger, Partner

Robert Granger, a founding partner of SSG Development, brings over 30 years of construction and development experience to the team. Mr. Granger spent most of his career in the construction business, co-founding what became an Engineering News Record Top 400 Contractor. During his tenure as president and CEO of Granger Management, the firm completed over $2 billion worth of commercial and government construction. Some notable projects included: the Massachusetts State Archives Building and Museum at Columbia Point; the Silvio Conte Polymer Research Center located at the University of Massachusetts, Amherst; the Air, Fire and Rescue building and a number of air cargo buildings at Boston’s Logan International Airport.

In addition to serving as president of the construction firm, Mr. Granger participated as a partner in numerous residential developments which, in aggregate, produced well in excess of 500 residential units and 300 dormitory rooms.

Mr. Granger retired from an active role in the construction firm in the year 2000 but remains involved in a number of development and other business ventures. He is active in the assisted living field as co-founder and president of Cortland Corporation, owner and operator of Sunrise of Leominster Assisted Living. He is also a co-founder and a former director of Commonwealth National Bank located in Worcester, Massachusetts.

Mr. Granger earned his undergraduate degree at Cornell University and an MBA from Boston College.

Stephen J. Granger, Partner

Stephen J. Granger, a founding partner of SSG Development, brings over 30 years of knowledge and experience in development and construction to the team. Mr. Granger, along with his brother, co-founded Granger Management, which completed over $2 billion dollars worth of projects throughout New England and Florida.

Since his retirement from the construction firm in 1999, Mr. Granger has been involved in other business and development ventures. In 2001 he was a co-founder of Commonwealth National Bank of Worcester, Massachusetts. Currently, he serves on Commonwealth’s Board of Directors and Executive Committee. He is also vice president and treasurer of the Cortland Corporation, which owns an assisted living facility in Northern Worcester County.

Mr. Granger is a trustee of Assumption College, Worcester, Massachusetts, and the Saint Francis Home of Worcester, Massachusetts, a skilled nursing facility. He is a former board member of Notre Dame Academy and the Worcester Country Club.

Mr. Granger received his B.S. Degree from Boston University in (1974).

Darryl L. Kusek, Partner

Darryl L. Kusek, a founding partner of SSG Development, brings over 10 years of experience and knowledge to the team. He is also president of Kusek Associates, LLC, a real estate consulting and advisory firm.

Prior to the formation of SSG Development, LLC, Mr. Kusek served as the acquisitions representative for Public Storage, Inc., (PSA), a NYSE listed real estate investment trust (REIT), and the largest self storage company with over 2,100 facilities worldwide. In that capacity, he supervised the company’s development activities in New England and Florida, including the development of numerous new construction, expansion and conversion to self storage facilities.

Prior to his role as acquisitions representative, Mr. Kusek served as area manager for Public Storage, Inc. In that capacity, he successfully developed a new division within the corporation and assisted with the opening of new facilities across the United States. Mr. Kusek also managed the daily operations of over 1.5 million square feet of self storage and delivery of storage containers.

Mr. Kusek has developed more than 25 institutional grade self storage properties totaling more than 3.0 million square feet with a total value of more than $275 million in several states.

Mr. Kusek is a graduate of Saint Leo University and holds a Florida real estate license.

David W. Fulton, Chief Operating Officer

David W. Fulton, Chief Operating Officer of SSG Development, LLC and SSG Construction, LLC, brings over 16 years of diverse experience in real estate development, business start up and commercial and residential construction to the team.

Prior to joining SSG, Mr. Fulton served as project manager for GLC Development Resources LLC, a leading real estate development consulting firm, located in Boston. While at GLC Development, Mr. Fulton acted as consultant to the founding partners of SSG Development. Mr. Fulton has been involved in all aspects of development including market assessment, product positioning, design development, pro forma analysis, local, state and environmental permitting for several hundred residential units and several hundred thousand square feet of commercial development.

Before joining GLC, Mr. Fulton was an independent real estate development consultant in Cohasset, Massachusetts. Prior to that, he was director of operations for a general contracting firm located on the South Shore of Boston that focused on building custom residential homes, commercial and retail construction projects, and numerous historic preservation and restoration projects including national registered historic properties throughout the state.

Mr. Fulton received his B. S. Degree in business management and marketing from Ithaca College and MBA with a focus on finance and real estate development from the University of Massachusetts at Boston. Mr. Fulton is a registered and licensed construction supervisor and registered contractor in Massachusetts. He is a member of the Greater Boston Builders Association and is chairman of the 50+ New England Housing Council.
